Dating back to 1896, Marriner Mill is the third residential project in the multi-phase Arlington Mills redevelopment. Originally constructed for wool and flannel shirting productions, the 450,000 square foot building is being given new life for much-needed residential housing. The Community Builders (TCB) and Lawrence Community Works (LCW) will convert an over 300,000 square foot portion of the building for 100% affordable housing and mixed-use commercial uses.
Working with the client team and the architects, KMDG is creating entries and new courtyards that respond to the dramatically new adaptive re-use housing program. Underused parking lots and loading will become a new social courtyard to serve families and a commercial courtyard to support the ground-floor businesses. In deference to the historic site, the landscape layout takes cues from the historic mill architecture while also updating it to be a comfortable and welcoming environment for a community in great need of more affordable housing. In consideration of increasingly hot summers, the new courtyards and entry experience significantly increase tree canopy without creating conflict with the views of historic significance. The family courtyard offers a range of flexible spaces to support residents, including a social porch, lawn, amenity area with dining and grills, play space, and a small dog area. The commercial courtyard also maximizes flexibility for the new ground floor tenant, whether that is a daycare, restaurant, or makerspace.
